Months of Inventory
Residential (single family, condo, PUD)
 

The following table calculates Month of Inventory per city. Months of Inventory takes the solds for the past 30 days and divides that into the number of available properties. Six months of inventory is considered a neutral market. Less than six months is a Sellers Market, more than 6 months is a Buyers market. For cities with a lower level of inventory, a month of a couple extra sales will make the number look low or a month of really slow sales for the previous 30 days will make the calculated value real high.
